Property Financing Parameters •Minimum deal size of $2 million, no maximum •Minimum property value of $10 million •Up to 85% Loan to Value •3 to 15 year term •Fixed and floating rate •Prefer Office, Multifamily, Retail and Industrial. Will consider high quality Hotel and special use. •Non-recourse to borrower •No construction or substantial re-development. No undeveloped land. •B-note & mezzanine pricing: 10% to 13% current, 12% to 15% total IRR, 1-5 points •Preferred equity pricing: minimum preferred payment of 10%, 14% to 16% IRR, 1-2 points •Structured Transactions •They will also consider structured investments such as the acquisition of seasoned or non-performing loan portfolios, net leased property or subordinate CMBS securities.
